Services for Landlords

At Bassetts we understand the importance of providing for every type of landlord, whether experienced or new to lettings, with a service that exceeds expectations and maximises the returns from property portfolios, large or small.

Our professional service embraces three categories:

Lettings only (non- management):

We are happy to provide a letting only service if this suits your particular circumstances, under which we will find suitable Tenants, take references and prepare all necessary legal documentation and rental agreements. The process is as follows:
Initial property appraisal and marketing.
Extensive marketing of the property: local newspaper, to let-boards, regular leaflet distribution, listings on all major property portals
Viewing and selecting Tenants.
Arrange viewings, if necessary accompanying the prospective Tenants.
Agree a tenancy with the landlord and undertake full reference checks.
Finalising the Tenancy.
Prepare the tenancy agreement and statutory notices; collect one months rent in advance and security deposit, the equivalent of one month rent, from the Tenants. We will take and agree with the Tenants, meter readings at the start and end of their tenancy.
Arrange with the Landlords for the Tenants to vacate the property on the due date, take meter readings, make the property secure and subject to the Landlords approval release the Tenants security deposit. If we have been instructed to do so we will also arrange for new Tenants to be put into the property.
If the Landlords circumstances change during the period of the tenancy and are unable to continue to manage the property, we will be happy to take over the management and liaise with the Tenants your new instructions. Also we would be happy to answer any questions or situations that may arise during the tenancy. We would advise the Landlord as and when the rents have been received by us and when they have been paid into the Landlords account.

Lettings only with rent collection:

All of the above plus much more such as:
Monthly rent collection.
Transferring the rent to your chosen account, less our agreed fees.
Sending you a monthly landlord rental statement.
Placing the security deposit in a tenancy deposit scheme

Full property management:

All the above plus much more such as:
A professionally prepared detailed inventory of contents and condition.
Arranging routine repairs and maintenance.
Quarterly inspection visits to view the interior/exterior of the property.
Dealing with day to day tenant problems that may arise.
Transfer of utility accounts, electric, gas, council tax and water.
Closing inspection and check out at end of tenancy.
Look to find suitable new tenants prior to expiry of the existing tenancy

What happens if you have a problem during the Tenancy?

We at Bassetts pride ourselves on giving a professional and comprehensive service, if a property is not managed by us but the Landlords have problems either with the Tenants or the property, we will be happy to advise the Landlords what course of action to take to rectify the problem.

We are also happy to take charge of the property if the Landlords circumstances change during the Tenancy or if the Landlords are away on holiday, and can not be contacted, we are happy to provide cover for this period.
